REAL ESTATE LATEST NEWS BREAKING NEWS

In the realm of Greece's real estate market, the Northern Suburbs have recently witnessed an unprecedented surge in property prices, with figures soaring to over €8,500 per square meter for apartments in P. Psychiko. Historically, this region has been synonymous with affluence, boasting an abundance of private educational institutions, verdant landscapes, low-rise architecture, and serene neighborhoods that collectively foster an elevated quality of life.
The Northern Suburbs have consistently ranked among the most coveted locales in Attica, a trend that shows no signs of abating. Despite the gradual escalation of prices—attributable to rising construction material costs and increasing interest rates—this area remains a steadfast favorite among Greek homebuyers. This enduring appeal has catalyzed a notable uptick in construction activity, with over 1,000 building permits issued in the Municipality of Kifissia alone over the past seven years. A similar pattern of robust growth is observable in Maroussi, where expansive office complexes are emerging, thereby necessitating a corresponding expansion in the residential sector.
As of July 2024, the average price for residential properties in the Northern Suburbs reached €3,292 per square meter, reflecting a commendable increase of 6.47% from August 2023, when the average stood at €3,092 per square meter (Indomnio). To illustrate the regional price disparities, Kifissia commands an average of €4,478 per square meter, while Maroussi and Nea Erythraia follow closely at €4,215 and €4,241, respectively. In stark contrast, Ag. Stefanos offers the most affordable options at €1,679 per square meter, whereas P. Psychiko reigns supreme with a staggering €5,480 per square meter.
The spectrum of property prices in the Northern Suburbs is as diverse as the neighborhoods themselves. For instance, a newly constructed apartment in P. Psychiko, spanning 170 square meters and featuring three bedrooms, two bathrooms, and two parking spaces, is listed at an eye-watering €8,600 per square meter. Meanwhile, a similarly new apartment in N. Psychiko, measuring 150 square meters with three bedrooms and three bathrooms, is available for a comparatively modest €4,800 per square meter.
In Ekali, a charming maisonette built in 2016, encompassing 165 square meters with three bedrooms and one bathroom, is priced at €3,636 per square meter. Additionally, a newly minted penthouse in Maroussi, boasting 157 square meters, four bedrooms, and three bathrooms, is on the market for €3,949 per square meter.
The Northern Suburbs of Attica are experiencing a pronounced upward trajectory in the residential real estate sector, a trend that is poised to persist into 2024. As property values continue to escalate, one can only wonder if the allure of these verdant, tranquil neighborhoods will remain irresistible to prospective buyers, or if the market will eventually reach a tipping point where even the most affluent must reconsider their options.
